A: The purpose of a home inspection is to expose problems, which the seller and buyer must then work together to come up with a solution. Your Wilma Wagner Properties agent will assist you in finding a solution that is acceptable to all parties involved.

Q: What costs are the sellers responsible for paying?

A: Generally, sellers are expected to pay for real estate commissions, document preparation fees for deeds, documentary transfer taxes, any city transfer/conveyance taxes, payoff of all loans in the seller's name, interest accrued to the old lender, statement fees, reconveyance fees and any prepayment penalties, termite inspection, termite work, home warranty, any judgments, tax liens, etc., against the seller, recording charges to clear all documents of record against the seller, tax proration for any property taxes owed at the time of transfer, any unpaid homeowner's dues, any and all delinquent taxes, notary fees, and any bonds or assessments.
